8. Closeout and
Final Payment
The precast producer is the first on the
job and the last to get paid if this area is not managed proactively.
An aggressive plan to complete the job
is often overlooked; out of sight, out of mind often rules. That
plan starts with progress inspections to keep the punchlist short and without
surprises and minimized liability for damage from other trades. I
finishes with an early owner walkthrough agreed to in the contract negotiations.

Producer final punchlist Your
walkthrough should take place before erection demobes. This
would be a good place to involve your QC department in field operations.

Customer's walkthrough and acceptance

Owner walk through promptly upon the completion
of the last stage. This is something that you should schedule at
client kickoff review.

Retain owner's punchlist for QC analysis.
This is valuable feedback on how your customer grades you. Use it
as such. All punchlist work should be viewed as rework.

This is the time to get a retainage reduction
if such a reduction has been included in the contract.

Final Payment

Submit all closeout items required under contract
documents. Don't forget about the as-built drawings until the last
minute.

Submit final pay request as allowed under
contract documents.

An acceptable timing for closeout should be
negotiated on the front end.
